ON CHANGING THE FUNCTIONAL DESIGNATION OF THE AREA LOCATED AT KOMITAS AVENUE, BUILDING 49/12, APARTMENT 31

Based on the application of Marat Hovsepyan, the functional purpose of the area located at Komitas Avenue 49/12 building 31 is changed to residential. The head of Arabkir administrative district has been instructed to register the area as an apartment and include it in the residential fund. The change is subject to state registration.

ON CHANGING THE FUNCTIONAL PURPOSE OF THE PREMISES LOCATED AT
KOMITAS AVENUE BLDG. 49/12, APT. 31

Marat Hovsepyan's application to change the functional purpose of the premises
/state registration certificate of rights to real estate №18032022-01-0343/
owned by him by right of ownership, located at Komitas Avenue bldg. 49/12, apt. 31,
served as the basis for the adoption of the administrative act.

Guided by Article 49 of the Law "On Local Self-Government in the City of Yerevan",
Articles 3, 53, 59 and 60 of the Law "On the Fundamentals of Administration and
Administrative Procedure", Decision No. 204-N of September 10, 2024, of the Council of Elders of the City of Yerevan,
Paragraph 7 of Appendix 1 to Decision No. 88 of February 2, 2002, of the Government of the Republic of Armenia,
and Paragraphs 1 and 5 of Appendix 1 to Decision No. 600-N of April 15, 2021, of the Government of the Republic of Armenia,
taking into account the Conclusion N/27488 of the Department of Architecture and Urban Development of the Yerevan City Hall Staff:

  1. To define the functional purpose of the premises with an area of 39.4 sq.m.
    owned by Marat Hovsepyan by right of ownership, located at Komitas Avenue bldg. 49/12, apt. 31,
    as residential and include it in the residential fund as an apartment,
    without architectural and planning assignments and design changes
    /provided that it does not contradict the requirements of "SNiP 31-01-2014"/.

  2. To instruct the Head of Arabkir administrative district to register the premises
    mentioned in paragraph 1 of this decision as an apartment and include it in the residential fund.

  3. To take into account that the change in the functional purpose of the premises
    defined by this decision is subject to state registration in the relevant subdivision
    of the RA Cadastre Committee.

  4. This decision enters into force on the day following its receipt.

  5. This decision may be appealed administratively to the Mayor of Yerevan
    or judicially to the Administrative Court of the Republic of Armenia
    within two months from the date of its entry into force.

  6. To assign the organization and responsibility for the implementation of this decision to the heads of the Architecture and Urban Development, Real Estate Management departments of the Yerevan City Hall staff and the head of the Arabkir administrative district.

  7. Control over the implementation of this decision is ensured by the Secretary of the Yerevan City Hall staff.
