ON CLARIFYING THE BOUNDARIES OF THE LAND PLOT LOCATED AT AVAN, ISAHAKYAN DISTRICT, H.2/4 ADDRESS AND ISSUING A PLAN

Decision: On clarifying the boundaries of the land plot located at Avan, Isahakyan district, h.2/4 address and issuing a plan. The decision was based on a number of letters, conclusions and decisions, as a result of which it was found that the actual area of the land plot is 8590.2 sq.m. instead of the previously registered 8197.0 sq.m. The targeted and functional designations of the land plot have been defined in accordance with the general plan of Yerevan city.

REGARDING THE CLARIFICATION OF THE BOUNDARIES AND ISSUANCE OF A PLAN FOR THE LAND PLOT LOCATED AT THE ADDRESS H.2/4, ISAHAKYAN DISTRICT, AVAN

The grounds for the adoption of the administrative act were the letter h.N/57795-25 of the head of the Avan administrative district of Yerevan city, the conclusion h.N/41017-26 of the Department of Architecture and Urban Development of the Yerevan City Hall staff, the certificate h.2113938 of registration of the right of ownership /use/ of real estate, and the decision K-08042026-01-0303 of the Cadastre Committee of the Republic of Armenia on suspending the proceedings for the state registration of the right /restriction/ towards the property.

As a result of the clarification of the topographic survey, it was revealed that the actual area of the land plot located at the address h.2/4, Isahakyan district, Avan, amounts to 8590.2sqm, instead of the 8197.0sqm area fixed in the certificate h.2113938 of registration of the right of ownership /use/ of real estate; the differences in the land plot areas are the result of calculations previously performed geometrically and currently performed in electronic version /technical error/.

According to the new general plan of Yerevan city approved by the decision h.204-N of the Council of Elders of the City of Yerevan dated September 10, 2024, the land plot with an area of 8206.32sqm is located in the zones of public construction of the functional significance of settlements, and the area of 383.88sqm is in the zones of common use lands of the functional significance of settlements.

According to the appendices approved by the decision h.1023-N of the Government of the Republic of Armenia dated June 4, 2020, per the agreed scheme of territorial assessment, it is located in the 6th zone.

Guided by Article 49 of the Law "On Local Self-Government in the City of Yerevan", Articles 3, 53, 59, 60 of the Law "On Fundamentals of Administration and Administrative Proceedings", Articles 52 and 59 of the Land Code, decision h.1023-N of the Government of the Republic of Armenia dated June 4, 2020, taking into account the conclusion h.N/41017-26 of the Department of Architecture and Urban Development of the Yerevan City Hall staff dated July 16, 2026.

  1. To define that the area of the land plot located at Avan, Isahakyan district, building 2/4, is 8590.2 sq.m., the boundaries of which are determined by the plan approved in the prescribed manner.
  2. According to the general plan of Yerevan approved by the decision of the Council of Elders of the City of Yerevan No. 204-N of September 10, 2024, to define the target designation (category) of the land plot with an area of 8590.2 sq.m. located at Avan, Isahakyan district, building 2/4, as residential, the functional designation (purpose of use) of the land plot with an area of 8206.32 sq.m. as public development, and the functional designation (purpose of use) of the land plot with an area of 383.88 sq.m. as general use.
  3. This decision is subject to state registration in the relevant subdivision of the Cadastre Committee of the Republic of Armenia.
  4. The decision may be appealed administratively to the Mayor of Yerevan or judicially to the Administrative Court of the Republic of Armenia within a two-month period from the date of its entry into force.
  5. The organization and responsibility for the implementation of this decision shall be assigned to the heads of the Architecture and Urban Development, and Real Estate Management Departments of the Yerevan City Hall Staff.
  6. Control over the implementation of the decision is ensured by the Secretary of the Yerevan City Hall Staff.
