Extension of the term of the lease agreement for the land plot

The Mayor of Yerevan has decided to extend the lease agreement for a land plot occupied by garage 7 of building 3 on Davit Anhaght Street. The lease term is extended until September 1, 2031. The annual rent is set at 29,837 AMD. The agreement is amended to reflect the new lessee's name and the extended term. The right arising from the agreement is subject to state registration. The execution of the decision is entrusted to the head of the Kanaker-Zeytun administrative district, and control over its execution is ensured by the First Deputy Mayor.

ON EXTENDING THE TERM OF THE LEASE AGREEMENT CONCLUDED FOR THE LAND PLOT

The basis for the adoption of the administrative act was Nane Khachatryan's application to extend the term of the lease agreement concluded for the land plot occupied by garage No. 7 of building No. 3, Davit Anhaght Street (state registration certificate of rights to immovable property No. 24092021-01-0224).

The cadastral value of garage No. 7 of building No. 3, Davit Anhaght Street, is 1,599,041 AMD.

Guided by Article 49 of the Law "On Local Self-Government in the City of Yerevan", Articles 3, 53, 59 and 60 of the Law "On the Fundamentals of Administration and Administrative Procedure", parts 1 of Articles 466 and 468 of the Civil Code, Decision No. 1023-N of the Government of the Republic of Armenia of June 4, 2020, and the appendix to Decision No. 463-N of the Yerevan City Council of December 23, 2025.

  1. Authorize Artak Hovakimyan, head of the Kanaker-Zeytun administrative district of Yerevan, to conclude an agreement with Nane Khachatryan, on behalf of the Mayor of Yerevan, in the manner prescribed by law, on extending the term of lease agreement No. 4804 for the land plot with an area of 21.4 square meters occupied by garage No. 7 of building No. 3, Davit Anhaght Street, concluded on August 23, 2005, and making an amendment thereto, including the following amendment to the agreement:
  1. replace the words "Zhenik Babajanyan" with the words "Nane Khachatryan" in the agreement.
  2. supplement point 16 of the agreement with a new paragraph of the following content:
    "Based on the agreement concluded between the parties, the term of the agreement has been extended until September 1, 2031.".
  3. rephrase point 8 of the agreement as follows:

DECISION OF THE MAYOR OF YEREVAN

  1. The annual rent of the land plot, in accordance with paragraph (d) of subparagraph 1 of point 40 of the appendix to decision No. 463-N of December 23, 2025, of the Yerevan City Council, amounts to 29,837 /twenty-nine thousand eight hundred thirty-seven/ AMD /21.4 sq.m x 139.425 x 1%/. At the time of signing the agreement, the cadastral value approximated to the market value of the land plot is 139.425 AMD per 1 sq.m.

  2. Take into consideration that the right arising from the agreement mentioned in the first point of this decision is subject to state registration in the relevant subdivision of the Cadastre Committee of the Republic of Armenia.

  3. This decision may be appealed administratively to the Mayor of Yerevan or judicially to the Administrative Court of the Republic of Armenia within a two-month period from the date of its entry into force.

  4. The organization and responsibility for the execution of the decision shall be assigned to the head of the Kanaker-Zeytun administrative district of Yerevan.

  5. Control over the implementation of this decision is ensured by A. Pambukhchyan, First Deputy Mayor of Yerevan.
