The basis for the adoption of the administrative act was the application of Roza Karapetyan and Armen Karapetyan to extend the term of the lease agreement concluded for the land occupied by garage No. 40 of building No. 7 in Davtashen 3rd district, transferred to Armen Karapetyan by inheritance right certificate No. 6767 dated 02.07.2026 and to Roza Karapetyan by ownership right certificate No. 6769 dated 02.07.2026. The cadastral value of garage No. 40 of building No. 7 in Davtashen 3rd district is 3,070,434 AMD.

ON EXTENDING THE TERM OF THE LAND LEASE AGREEMENT, MAKING AMENDMENTS AND ADDITIONS TO THE AGREEMENT

The basis for the adoption of the administrative act was the application of Roza Karapetyan and Armen Karapetyan regarding the extension of the term of the lease agreement concluded for the land occupied by garage No. 40 of building No. 7 in Davtashen’s 3rd district, transferred to Armen Karapetyan by inheritance right certificate No. 6767 dated 02.07.2026 and to Roza Karapetyan by ownership right certificate No. 6769 dated 02.07.2026.
The cadastral value of garage No. 40 of building No. 7 in Davtashen’s 3rd district is 3,070,434 AMD.
Guided by Article 49 of the Law "On Local Self-Government in the City of Yerevan", Articles 3, 53, 59 and 60 of the Law "On the Fundamentals of Administration and Administrative Proceedings", Parts 1 of Articles 466 and 468 of the Civil Code, Decision No. 1023-N of the Government of the Republic of Armenia dated June 4, 2020, and the appendix to Decision No. 463-N of the Council of Elders of the City of Yerevan dated December 23, 2025.

  1. Authorize Albert Hovasapyan, head of the Davtashen administrative district of the city of Yerevan, to conclude an agreement with Roza Karapetyan and Armen Karapetyan, on behalf of the Mayor of Yerevan, in the manner prescribed by law, on extending the term of lease agreement No. 9376 concluded on 24.12.2003 for the land plot with an area of 39.1 sq.m. occupied by garage No. 40 of building No. 7 in Davtashen’s 3rd district, and on making amendments and additions thereto, including the following amendments and additions to the agreement:
  1. replace the words "Karapetyan Vigen" with the words "Karapetyan Roza and Karapetyan Armen" in the agreement.
  2. supplement point 16 of the agreement with a new paragraph of the following content.
  1. "Based on the agreement concluded between the parties, the term of the contract has been extended until September 1, 2031."
  1. Clause 8 of the contract shall be set forth in the following wording:
    "8. The annual rent of the land plot, in accordance with paragraph (d) of subparagraph 1 of point 40 of the appendix to decision No. 463-N of December 23, 2025, of the Council of Elders of the City of Yerevan, amounts to 23,033 /twenty-three thousand thirty-three/ AMD (39.1 sq.m x 58.908 AMD x 1%): At the time of concluding the contract, the cadastral value approximated to the market value of the land plot for 1 sq.m is 58.908 AMD."
  1. Take into consideration that the right arising from the agreement mentioned in point 1 of this decision is subject to state registration in the relevant subdivision of the Cadastre Committee of the Republic of Armenia.
  2. This decision may be appealed administratively to the Mayor of Yerevan or judicially to the Administrative Court of the Republic of Armenia within a two-month period from the date of its entry into force.
  3. The organization and responsibility for the execution of the decision shall be assigned to the head of the Davtashen administrative district of Yerevan.
  4. Control over the implementation of this decision is ensured by the First Deputy Mayor of Yerevan, A. Pambukhchyan.
