Regarding the extension of the land lease agreement term and making amendments to the agreement

This decision authorizes the head of the Kentron administrative district of Yerevan to conclude an agreement with Smpbat Gasparyan to extend the term of the lease agreement for the land plot of 46.0 sq. m. occupied by the garage at Arshakunyats Avenue, building 3a, No. 1, and to make an amendment to it. The term of the agreement is extended until September 1, 2031.

ON EXTENDING THE TERM OF THE LAND LEASE AGREEMENT AND MAKING AN ADDITION TO THE AGREEMENT

Smbat Gasparyan's application to extend the term of the lease agreement concluded for the land occupied by the garage (state registration certificate of rights to immovable property dated 23.06.2021, No. 23062021-01-0285) at Arshakunyats Avenue, building No. 3a, garage No. 1, served as the basis for the adoption of the administrative act.

The cadastral value of the garage at Arshakunyats Avenue, building No. 3a, garage No. 1, is 4,051,315 AMD.

Guided by Article 49 of the Law "On Local Self-Government in the City of Yerevan", Articles 3, 53, 59 and 60 of the Law "On the Fundamentals of Administration and Administrative Procedure", parts 1 of Articles 466 and 468 of the Civil Code, Decision No. 1023-N of the Government of the Republic of Armenia dated June 4, 2020, and the appendix to Decision No. 463-N of the Council of Elders of the City of Yerevan dated December 23, 2025.

  1. Authorize the head of the Kentron administrative district of Yerevan, in accordance with the procedure established by law, on behalf of the Mayor of Yerevan, to conclude an agreement with Smbat Gasparyan on extending the term of lease agreement No. 1206 concluded on March 4, 2005, for the land plot with an area of 46.0 sq.m. occupied by the garage at Arshakunyats Avenue, building No. 3a, garage No. 1, and making an addition to it, including the following addition to the agreement:
  1. Supplement point 18 of the agreement with a new paragraph with the following content:

"Based on the agreement concluded between the parties, the term of the agreement has been extended until September 1, 2031."

  1. Take note that the right arising from the agreement mentioned in point 1 of this decision is subject to state registration in the relevant subdivision of the Cadastre Committee of the Republic of Armenia.

  2. This decision may be appealed administratively to the Mayor of Yerevan or judicially to the Administrative Court of the Republic of Armenia within a two-month period from the date of its entry into force. 4. The organization and responsibility for the execution of the decision shall be assigned to the head of the Kentron administrative district of Yerevan. 5. Control over the implementation of this decision shall be ensured by the First Deputy Mayor of Yerevan, A. Pambukhchyan.
