Decision on extending the term of the land plot lease agreement and making amendments to the agreement.

The Mayor of Yerevan has decided to extend the lease agreement for a land plot occupied by garage #3 of building 15 on Z. Andranik street. The agreement will be amended to reflect Angela Nahapetyan as the lessee and the lease term will be extended until September 1, 2031. The decision also mandates state registration of the rights arising from the agreement and assigns responsibility for its execution to the head of the Malatia-Sebastia administrative district.

ON EXTENDING THE TERM OF THE LAND LEASE AGREEMENT, MAKING AMENDMENTS AND ADDITIONS TO THE AGREEMENT

The basis for the adoption of the administrative act was the application of Anzhela Nahapetyan regarding the extension of the term of the lease agreement concluded for the land occupied by the garage (state registration certificate of rights to real estate No. 27072026-01-0380) at Z. Andraniki Street, building 15, apt. 3, and making amendments and additions to the agreement.

The cadastral value of the garage at Z. Andraniki Street, building 15, apt. 3 is 1,730,755 AMD.

Guided by Article 49 of the Law "On Local Self-Government in the City of Yerevan", Articles 3, 53, 59 and 60 of the Law "On the Fundamentals of Administration and Administrative Procedure", Parts 1 of Articles 466 and 468 of the Civil Code, Decision No. 1023-N of the Government of the Republic of Armenia of June 4, 2020, and the appendix to Decision No. 463-N of the Yerevan City Council of December 23, 2025:

  1. Authorize Sasha Katvalyan, Head of Malatia-Sebastia Administrative District of Yerevan, to conclude an agreement with Anzhela Nahapetyan on behalf of the Mayor of Yerevan, in accordance with the procedure established by law, on extending the term of lease agreement No. 1-830 concluded on April 2, 1999, for the land plot of 27.6 sq.m. occupied by the garage at Z. Andraniki Street, building 15, apt. 3, and making additions thereto, including the following amendment and addition to the agreement:

    1. In the agreement, replace the words "Jemma Melkonyan, Naira Mirzoyan and Lilit Mirzoyan" with the words "Anzhela Nahapetyan".
    2. Supplement point 19 of the agreement with a new paragraph of the following content:
      "Based on the agreement concluded between the parties, the term of the agreement has been extended until September 1, 2031."

  2. To note that the right arising from the agreement mentioned in point 1 of this decision is subject to state registration in the relevant subdivision of the RA Cadastre Committee.

  3. This decision may be appealed administratively to the Mayor of Yerevan or judicially to the Administrative Court of the Republic of Armenia within a two-month period from the date of its entry into force.

  4. The organization and responsibility for the execution of the decision shall be assigned to the head of the Malatia-Sebastia administrative district of Yerevan.

  5. Control over the implementation of this decision is ensured by A. Pambukhchyan, First Deputy Mayor of Yerevan.
