ON CLARIFYING THE BOUNDARIES AND ISSUING A PLAN OF THE LAND PLOT LOCATED AT NOR ARESH 39 QUARTER NO. 14 (NOR ARESH 29TH STREET H.25)

The basis for the adoption of the administrative act was the application of Vardan Kajoyan to restore the grounds for land allocation of the household land plot located at Nor Aresh 39 quarter, No. 14 (Nor Aresh 29th Street h.25).

The basis for discussing the issue were the references No. 1929 dated March 27, 2026 and No. 01-20/1469 dated August 1, 2008 of the "National Archives of Armenia" SNCO, the minutes and extract of decision No. 3/75 of the executive committee of the Leninyan district soviet of Yerevan city of workers' deputies of the Armenian SSR dated February 15, 1960, certificates of inheritance right No. 6171 and ownership right No. 6170 dated August 2, 2008, the reference on making corrections in them, certificate of inheritance right No. 1736 dated June 27, 2024, the plan issued in 1960, references No. AT-29052026-01-1226, AT-01102024-01-0827 and AT-27092024-99-0035 provided by the Cadastre Committee of the Republic of Armenia, the plan of the land plot provided by "Aram Ajabkhanyan Gevorgi" IE.

According to the presented topographic survey, the actual area of the household land plot located at the address under discussion is 229.37 sq.m. instead of the 248.4 sq.m. area / (27.6x18.0):2 / allocated by the general plan of 1960. The land plot has the outline of a right-angled triangle with sides of 27.6m and 18.0m.

The land plot under discussion is not included in the list of restrictions of Article 60 of the RA Land Code and, according to the annexes approved by the decision No. 1023-N of the Government of the Republic of Armenia dated June 4, 2020, it is located in the 6th zone according to the agreed scheme of land valuation of Yerevan city.

Guided by Article 49 of the Law "On Local Self-Government in Yerevan City", Articles 3, 53, 59 and 60, Articles 52 and 59 of the Law "On the Fundamentals of Administration and Administrative Procedure", taking into account

DECISION OF THE MAYOR OF YEREVAN

Conclusion No. D-48339-26 of June 4, 2026, of the Department of Architecture and Urban Development of the Staff of Yerevan City Hall.

  1. To establish that the boundaries of the land plot (adjunct) located at Nor Aresh 39th quarter, No. 14 (Nor Aresh 29th Street No. 25) are determined by the approved plan for an area of 229.37 sq.m. in the prescribed manner.
  2. This decision is subject to state registration in the Cadastre Committee of the Republic of Armenia.
  3. The decision may be appealed administratively to the Mayor of Yerevan or judicially to the Administrative Court of the Republic of Armenia within a two-month period from the date of its entry into force.
  4. To assign the organization and responsibility for the implementation of this decision to the heads of the Real Estate Management, Architecture, and Urban Development Departments of the Staff of Yerevan City Hall and the head of the Erebuni administrative district.
  5. Control over the implementation of this decision is ensured by the Secretary of the Staff of Yerevan City Hall.
