ON LEGALIZING AN UNAUTHORIZED STRUCTURE LOCATED ON THE LAND PLOT OWNED BY CITIZEN GALINA SISOY KECHECHYAN BY RIGHT OF OWNERSHIP AT YEREVAN, SHENGAVIT, N. CHARBAKH 9TH STREET, H.32/1

Guided by the law "On establishing the procedure for cadastral valuation approximated to the market value of real estate for the purpose of real estate tax assessment", by points 10 and 11 of the procedure approved by the decision of the Government of the Republic of Armenia No. 912-N of May 18, 2006, based on the decision of the Mayor of Yerevan No. 5299-A of November 12, 2010, the professional conclusion issued by the Department of Architecture and Urban Development of the Yerevan City Hall staff on 01.12.2025 regarding the compliance of the structure with the legalization conditions defined by part 5 of Article 188 of the Civil Code, taking into account the positive technical conclusion issued by "KHACHVAHAN" LLC on 03.02.2025, the certificate issued by "CHAPAGRUM ELIT" LLC on 12.03.2025 regarding the external dimensions of unauthorized structures and the conclusion issued on 29.01.2026, as well as the applications of the person who carried out the construction, in the person of the representative (18.03.2025 No. D-28735-25, 15.05.2025 No. D-51866-25, 03.11.2025 No. D-121743-25, 02.02.2026 No. D-9039-26):

  1. To recognize as legal the unauthorized structure (residential buildings) with a total area of 186.32 square meters located on the land plot owned by citizen Galina Sisoy Kechechyan by right of ownership (state registration certificate of rights to real estate No. 28072017-01-0229) at Yerevan, Shengavit, N. Charbakh 9th Street, h.32/1.
  2. Take note that:
    1. the preservation of the structure does not violate the rights and legally protected interests of other persons or threaten the life and health of citizens;
    2. the building is not constructed in the alienation or safety zones of engineering and transport facilities, or is not constructed according to urban planning norms and

rules and does not give rise to the right to demand compulsory servitude.
3. Establish that the owner of the land plot:

  1. within 60 days from the date of adoption of this decision, must pay to the Yerevan city budget account N900015211247 the legalization fee of 431518 (four hundred thirty-one thousand five hundred eighteen) Republic of Armenia drams, calculated by the Republic of Armenia Government Decision No. 912-N of May 18, 2006.
  2. must pay the fees and duties related to the state registration of property rights of the structure at his own expense.
  3. in case of non-payment of the established fee for legalization within 60 days from the date of adoption of this decision, this decision shall be considered null and void.
  1. This decision is subject to state registration in accordance with the procedure established by the legislation of the Republic of Armenia.
  2. This decision may be appealed administratively to the Mayor of Yerevan or judicially to the Administrative Court of the Republic of Armenia within two months from the date of its entry into force.
  3. The organization and responsibility for the implementation of this decision shall be assigned to the Head of the Architecture and Urban Development Department of the Yerevan City Hall Staff.
  4. Control over the implementation of the decision shall be assigned to the Secretary of the Yerevan City Hall Staff.
