ON CLARIFYING THE BOUNDARIES OF THE LAND PLOT LOCATED AT A. ARMENAKYAN STREET, BUILDING NO. 125, ADDRESS NO. 30, AND ISSUING A PLAN

The basis for the adoption of the administrative act was the application of Adibek Ghazaryan l/a Davit Ghazaryan regarding the clarification of the boundaries of the land plot located at A. Armenakyan Street, building No. 125, address No. 30, and the issuance of a plan.

The basis for the discussion of the issue was certificate No. 2480008 of registration of the right of ownership/use of real estate, reference No. AT-04062024-01-0477 of the Cadastre Committee of the Republic of Armenia dated 04.06.2024, and the conclusion issued by "Geoconstruct" LLC on April 05, 2026.

From the clarification of the topographic survey of the area carried out by "Geoconstruct" LLC on 20.04.2026, it was found that the actual area of the land plot located at the above-mentioned address is 350.2 sq.m, which is recorded in certificate No. 2480008 of registration of the right of ownership/use of real estate.

According to the general plan of Yerevan approved by decision No. 204-N of the Yerevan City Council dated September 10, 2024, the land plot under consideration is located in the public development zone of settlements.

The land plot is not included in the list of restrictions of Article 60 of the RA Land Code, and according to the agreed scheme of area evaluation in the annexes approved by decision No. 1023-N of the RA Government dated June 4, 2020, the land plot is located in zone 5. The code of the land plot is 01-009-0083-0069.

Guided by Article 49 of the Law "On Local Self-Government in Yerevan", Articles 3, 53, 59 and 60 of the Law "On the Fundamentals of Administration and Administrative Procedure", point 2 of part 1 of Article 10, Article 135 of the Civil Code, Articles 52 and 59 of the Land Code, decision No. 1023-N of the RA Government dated June 4, 2020, taking into account conclusion No. D-49099-26 of the Department of Architecture and Urban Development of the Yerevan City Hall staff.

  1. Establish that the boundaries of the land plot located at A. Armenakyan Street, building No. 125, address No. 30, owned by Adibek Ghazaryan by right of ownership

are determined by the plan approved in the established procedure for the land plot with an area of 350.2 sq.m.
2. In accordance with the General Plan of Yerevan City approved by Decision No. 204-N of September 10, 2024, of the Yerevan City Council, to define the targeted designation (category) of the land plot with an area of 350.2 sq.m. located at A. Armenakyan Street, building No. 125, address No. 30, as residential areas, and the functional designation (purpose of use) as public development.
3. The right arising from this decision is subject to state registration in the relevant subdivision of the Cadastre Committee.
4. This decision may be appealed administratively to the Mayor of Yerevan or judicially to the Administrative Court of the Republic of Armenia within a two-month period from the date of its entry into force.
5. The organization and responsibility for the execution of the decision shall be placed on the heads of the Architecture and Urban Development, and Real Estate Management Departments of the Yerevan Municipality Staff.
6. Control over the implementation of this decision is ensured by the Secretary of the Yerevan Municipality Staff.
