ON RESTORING THE RIGHTS OF ZHULETA ADIBEKI KALOYAN TO THE RESIDENTIAL HOUSE AND LAND PLOT AT YEREVAN, SHENGAVIT, N. SHENGAVIT 14TH STREET 2ND LANE H.2

The application of Zhuleta Adibeki Kaloyan (born 00.00.1947) served as the basis for discussing the issue.

Taking into account that the residential house was built before 2001, the letters of the RA Cadastre Committee dated 15.05.2025, No. AT-15052025-01-0898, the "National Archives of Armenia" SNCO dated 14.11.2025, No. H-10879, the conclusion of the Architecture and Urban Development Department of the Yerevan City Hall Staff dated 16.07.2026, No. 20-El-26456, according to which the land plot occupied by the residential house and necessary for its maintenance at Yerevan, Shengavit, N. Shengavit 14th Street 2nd Lane H.2 complies with the requirements defined by points 1, 2, 3 of part 2 of Article 64 of the Land Code and is not included in the list of land plots provided for by Article 60 of the same code, guided by Article 1 of the Law "On the Status of Individual Residential Houses with Undocumented Rights".

  1. Restore Zhuleta Adibeki Kaloyan's right of ownership to the property units located at Yerevan, Shengavit, N. Shengavit 14th Street 2nd Lane H.2, to the extent of the land plot occupied by the residential house and necessary for its maintenance, with an area of 156.1 sq.m., recognizing her right of ownership to the land plot with an area of 156.1 sq.m. and the buildings and structures located thereon.

  2. The boundaries of the land plot are determined by the plan approved by the Mayor of Yerevan.

  3. Based on the general plan of Yerevan approved by Decision No. 204-N of the Council of Elders of the City of Yerevan dated September 10, 2024, define the functional purpose of the land plot with an area of 156.1 sq.m. located at Yerevan, Shengavit, N. Shengavit 14th Street 2nd Lane H.2 as residential development.

  4. This decision may be appealed administratively to the Mayor of Yerevan or judicially to the Administrative Court of the Republic of Armenia within a two-month period from the date of its entry into force. 5. The organization and responsibility for the execution of this decision shall be assigned to the Head of the Architecture and Urban Development Department of the Yerevan City Hall staff. 6.
