The Mayor's decision restores the property rights of Vahan Samveli Vardanyan, Artur Samveli Vardanyan, and Anahit Vazgeni Hayrapetyan to a 173.63 sqm land plot and the buildings located on it at 2 Musayelyan Street, Shengavit administrative district, Yerevan. The decision is based on the fact that the residential building was constructed before 2001 and the land plot complies with the requirements of the RA Land Code.

DECISION OF THE MAYOR OF YEREVAN

ON RESTORING THE RIGHTS OF VAHAN SAMVELI VARDANYAN, ARTUR SAMVELI VARDANYAN, ANAHIT VAZGENI HAYRAPETYAN TO THE LAND PLOT AND BUILDINGS ADJACENT TO THE RESIDENTIAL HOUSE AT YEREVAN, SHENGAVIT, MUSAELYAN STREET H.2

The application of Vahan Samveli Vardanyan (born 23.10.1975), Artur Samveli Vardanyan (born 23.02.1978), Anahit Vazgeni Hayrapetyan (born 27.10.1954) served as the basis for discussing the issue. At Yerevan, Shengavit administrative district, Musayelyan street h.2, the total area of the land plot is actually 461.08 sq.m, of which the land plot with an area of 287.45 sq.m belongs to Vahan Samveli Vardanyan, Artur Samveli Vardanyan, Anahit Vazgeni Hayrapetyan by right of ownership (state registration of rights to immovable property 18.11.2020 h.18112020-01-0176).

Considering that the residential house was built before 2001, the letters of the RA Cadastre Committee dated 15.01.2026 h.AT-15012026-01-1382, "National Archives of Armenia" SNCO dated 18.03.2026 h.H-1566, the conclusion of the Architecture and Urban Development Department of the Yerevan Municipality Staff dated 03.04.2026 h.20-El-140722, according to which the land plot occupied by the house at Yerevan, Shengavit administrative district, Musayelyan street h.2 and necessary for its maintenance complies with the requirements defined by points 1, 2, 3 of part 2 of article 64 of the Land Code and is not included in the list of land plots provided for by article 60 of the same code, guided by article 2 of the law "On the status of individual residential houses whose title documents have not been preserved".

  1. Restore the ownership rights of Vahan Samveli Vardanyan, Artur Samveli Vardanyan, Anahit Vazgeni Hayrapetyan to the property units located at Yerevan, Shengavit, Musayelyan street h.2, to the extent of the land plot with an area of 173.63 sq.m adjacent to the legal land plot with an area of 287.45 sq.m occupied by the residential house and necessary for its maintenance, recognizing them

property right to a land plot of 173.63 sq.m. and the buildings located thereon.
2. The boundaries of the land plot are determined by the plan approved by the Mayor of Yerevan.
3. Based on the General Plan of Yerevan approved by decision No. 204-N of September 10, 2024, of the Council of Elders of Yerevan, define the functional purpose of the 461.08 sq.m. land plot located at 2 Musayelyan Street, Shengavit administrative district, Yerevan, as residential development.
4. This decision may be appealed administratively to the Mayor of Yerevan or judicially to the Administrative Court of the Republic of Armenia within a two-month period from the date of its entry into force.
5. The organization and responsibility for the implementation of this decision shall be assigned to the Head of the Architecture and Urban Development Department of the Yerevan Municipality Staff.
6. Control over the implementation of the decision shall be assigned to the Secretary of the Yerevan Municipality Staff.
