DECISION

ON RESTORING VACHAGAN NORAYRI KHACHATRYAN'S RIGHTS TO THE RESIDENTIAL HOUSE AND LAND PLOT AT YEREVAN, EREBUNI SARI TAGH 1ST STREET H.46/4

The application of Vachagan Norayri Khachatryan (born 18.04.1973) (07.11.2023) served as the basis for discussing the issue.
Considering that the residential house was built before 2001, the certificate of the RA Cadastre Committee dated 12.03.2025, h.AT-12032025-01-1102, the letter of the "National Archives of Armenia" SNCO dated 25.08.2025, h.H-196, the conclusion of the Architecture and Urban Development Department of the Yerevan Municipality Staff dated 13.08.2026, h.20-Yel-D-75257, according to which the land plot occupied by the residential house and necessary for its maintenance at Yerevan, Erebuni Sari Tagh 1st Street h.46/4 complies with the requirements defined by points 1, 2, 3 of part 2 of article 64 of the Land Code and is not included in the list of land plots provided for by article 60 of the same code, guided by article 1 of the Law "On the status of individual residential houses for which title documents have not been preserved", by the decision of the Government of the Republic of Armenia dated December 29, 2005, h.2387-N.

  1. Restore Vachagan Norayri Khachatryan's ownership rights to the property units located at Yerevan, Erebuni Sari Tagh 1st Street h.46/4, in the amount of 270.4 sq.m. of land occupied by the residential house and necessary for its maintenance, recognizing his ownership rights to the land plot of 270.4 sq.m. and the buildings and structures located thereon.

  2. The boundaries of the land plot are determined by the master plan approved by the Mayor of Yerevan.

  3. Based on the master plan of Yerevan approved by the decision of the Yerevan City Council dated September 10, 2024, N 204-N, define the functional purpose of the 270.4 sq.m. land plot located at Yerevan, Erebuni Sari Tagh 1st Street h.46/4 as residential development.

  4. Assign the address "Erebuni Sari Tagh 1st Street h.46/4" to the residential house at Yerevan, Erebuni Vormnadiri Street h.51.

  5. This decision may be appealed administratively to the Mayor of Yerevan or judicially to the Administrative Court of the Republic of Armenia within a two-month period from the date of its entry into force.

  6. The organization and responsibility for the implementation of this decision shall be assigned to the Head of the Architecture and Urban Development Department of the Yerevan Municipality Staff.

  7. Control over the implementation of the decision shall be assigned to the Secretary of the Yerevan Municipality Staff.
