On the legalization of an unauthorized structure

This decision concerns the legalization of an unauthorized structure built on the land plot at 12/3 A. Satuntsi Street, Yerevan. According to the decision, the unauthorized structure is recognized as the property of the city of Yerevan and is legalized. The functional purpose of the land plot is defined as residential development. The person who carried out the construction, Khachatur Henriki Gevorgyan, is offered to acquire the legalized structure and the land plot with the right of pre-emptive purchase.

On the legalization of an unauthorized structure

This decision concerns the legalization of an unauthorized residential building constructed on the land plot located at A. Terteryan Street, No. 77/2, Yerevan. According to the decision, the unauthorized structure is recognized as the property of the city of Yerevan and is legalized. The functional purpose of the land plot is defined as residential development. The person who carried out the construction, Vardan Azati Melikbekyan, is offered to purchase the legalized structure and the land plot by direct sale with the right of preferential purchase.

The decision concerns the legalization of an unauthorized structure located on the land plot owned by citizen Gevorg Azati Aghajanyan at 97 S. Zavaryan Street, Kentron district, Yerevan. The total area of the structure is 418.3 square meters. The decision also sets the amount and deadlines for the legalization fee.

The decision concerns the legalization of 5 unauthorized doors built by "EMIL-94" LLC in the area of building no. 9 on Gorku Street. The decision is based on Armenian legislation, government decisions, and expert opinions from the municipality. The company is obliged to pay a legalization fee and fees related to the registration of property rights.

This decision legalizes the construction with a total area of 30.5 square meters, unauthorizedly built by citizens Yervand Roberti Minasyan and Diana Gaspari Sarafyan at Arami Street 88/1, Kentron administrative district, Yerevan. The decision also defines the amount of the legalization fee and the payment procedure.

1. Implement the procurement procedure for consulting services for technical supervision of the quality of major repair works of the overpass connecting Davit Anhaght-Komitas streets in Yerevan (Lambada bridge) by means of procurement from one person. 2. Provide the invitation only to the person specified in the procurement application submitted by the responsible department. 3. Assign the organization and responsibility for the implementation to the head of the construction and improvement department of the Yerevan City Hall staff. 4. Supervision is carried out by the secretary of the Yerevan City Hall staff.

This decision changes the functional designation of an apartment at 10 E. Charents Street, Building 6, from residential to public, and includes it in the non-residential fund. The change is based on an application from Gurgen Antoyan and is made in accordance with relevant laws and regulations. The Head of the Kentron Administrative District is instructed to register this change, and it is subject to state registration with the Cadastre Committee. The decision enters into force on the day following its receipt and can be appealed within two months. Execution and oversight responsibilities are assigned to specific departments within the Yerevan Municipality.

The decision concerns the legalization of an unauthorized structure located on the land plot owned by citizen Misak Sedraki Yephremyan at 69 Praha street, Kentron district, Yerevan. According to the decision, the structure with a total area of 304.4 square meters, as well as one unauthorized window and one door, are recognized as legal, with the exception of the window in room 16. The owner is obliged to pay a legalization fee of 1,599,408 AMD and fees related to the state registration of property rights within 60 days.

An amendment is being made to the final act N AAT/3/21-26 of the Mayor of Yerevan of April 8, 2026, by replacing the address indicated in the "constructed" line and the act number of the acceptance committee with new ones, according to the application of Hakob Hakobyan, director of "MIKSHIN" LLC. The control over the execution of the act is entrusted to the First Deputy Mayor Armen Pambukhchyan.

This decision of the Mayor of Yerevan concerns the change of the functional purpose of apartment No. 4, 5, 6 in building No. 52, Teryan Street, Kentron administrative district. According to the decision, the apartment will become public and will be included in the non-residential fund. The head of Kentron administrative district has been instructed to register the apartment as public and include it in the non-residential fund.

An amendment is made to the final act N AAT/3/22-26 of the Mayor of Yerevan of April 8, 2026. In particular, the address of the “constructed” line and the act number of the acceptance committee are replaced. The amendments are made on the basis of the application of Hakob Hakobyan, director of “MIKSHIN” LLC.

By this decision, "Tamara-Lilit" LLC is granted the land plot with an area of 6.48 sq.m. adjacent to the address Mashtots Avenue, h.37/6, for the purpose of installing a kiosk, until August 1, 2031. The land plot is assigned the address "Mashtots Avenue, h.37/8". The head of Kentron administrative district is authorized to conclude a contract for granting the right to develop, including the conditions for unilateral termination of the contract.

This decision legalizes the residential area of 41.4 square meters illegally constructed by citizens Knarik Yuriki Aghlamazyan, Karen Ashot Vanyan and Ashot Grishayi Vanyan at Yerevan, Kentron administrative district, Paronyan street building 4a, apt. 36 and apt. 37. The decision obliges the persons who carried out the construction to pay the fee of 703,800 AMD set for legalization and the fees and duties related to the state registration of property rights within 60 days.

This decision legalizes the unauthorized construction carried out by citizens Seyran Pargevi Saneyan and Gayane Vilen Hakobyan at Yerevan, Kentron, Vardanants street, building 10, apartment 1. The decision obliges the persons who carried out the construction to pay the legalization fee and fees and duties related to the state registration of property rights within 60 days. In case of non-payment, the decision is considered null and void.
