Decision on direct sale of land plot occupied by garage

On assigning addresses to real estate properties

The Mayor of Yerevan's decision concerns assigning addresses to real estate properties located within the administrative boundaries of Yerevan city. The decision instructs the head of the Real Estate Management Department of the Yerevan Municipality staff to deliver copies of the decision to the head of the Arabkir administrative district, the head of the Yerevan City Police Department of the RA Ministry of Internal Affairs, and the applicant. The organization and responsibility for the execution are placed on the head of the same department, while control over the execution is ensured by the secretary of the Mayor's staff.

The decision restores Vachagan Norayr Khachatryan's ownership rights to the 270.4 sqm land plot and the buildings located on it at 46/4 Sary Tagh 1st Street, Erebuni, Yerevan. It also designates the functional purpose of the land plot as residential development and assigns a new address.

A change is being made to the decision of the Mayor of Yerevan N 439-A of February 6, 2024: Specifically, the name of a member of the working group is being replaced. The organization and control of the execution of the decision are entrusted to the heads of the relevant departments.

It is decided to dismantle the mentioned pavilion and adjacent metal pillars, as well as to free the state-owned land from illegal possession. The costs will be recovered through court proceedings from the person who carried out the unauthorized construction.

This decision refers to the change of targeted and functional designations of the land plot located at H1 and H1A addresses of Haghntanak 110th district of Malatia-Sebastia administrative district of Yerevan city. The targeted designation of the land plot is defined as residential areas, and the functional designation as residential development. The decision is based on the conclusion of the Department of Architecture and Urban Development of the City Hall.

The decision concerns the legalization of an arbitrarily constructed building with a total area of 721.2 square meters by citizen Hakob Mkrtich Tutunjyan on a land plot located at H. Tevosyan Street 115/11, Nor Nork administrative district, Yerevan. The decision sets the amount and deadlines for the legalization fee, as well as requirements related to state registration.

It was decided not to legalize the reinforced concrete structure and stone fence self-constructed adjacent to Davtashen 8th Street, h.2/6. The head of Davtashen administrative district was instructed to dismantle the mentioned structures and vacate the land plot owned by the community. The head of the Yerevan City Department of the Police was offered to ensure the maintenance of public order. The costs will be recovered from the person who carried out the self-construction. The decision extends the lease agreement for a land plot occupied by garage No. 29 in building No. 18, 3rd block, Davtashen, and makes amendments to it. The lease term is extended until September 1, 2031. Changes include replacing a name, adding a clause about unilateral termination by the lessor under certain conditions, and modifying clauses related to annual rent and notification of changes in land value or rent. The cadastral value of the plot is 1,815,623 AMD, and the annual rent is 13,784 AMD. The right arising from the agreement is subject to state registration.
