On the legalization of an unauthorized construction

This decision legitimizes an unauthorized construction located on a land plot owned by Yerevan city. It also sets the functional designation of the land plot for residential development and offers the person who constructed the building the right to purchase it. The head of the architecture and urban planning department is authorized to conclude the sale agreement. The decision can be appealed within two months.

On legalizing the arbitrarily constructed building located on the land plot owned by citizen Anahit Rustami Markosyan by right of ownership at 127/1 11th Street, Nor Kharberd gardening area, Shengavit, Yerevan

This decision legalizes the arbitrarily constructed building with an area of 149.03 square meters located at 127/1 11th Street, Nor Kharberd gardening area, Shengavit, Yerevan. The owner of the land plot is obliged to pay the legalization fee and fees and duties related to the state registration of property rights within 60 days. The organization and responsibility for the execution of the decision are assigned to the head of the Architecture and Urban Development Department of the Yerevan City Hall staff, and the supervision to the secretary.

This decision legalizes the self-built residential house with an area of 238.3 square meters located at 27 Markvart Street, Shengavit administrative district, Yerevan. The decision obliges the persons who carried out the construction to pay the legalization fee and fees and duties related to the state registration of property rights within 60 days. The organization and responsibility for the execution of the decision are assigned to the head of the Architecture and Urban Development Department of the Yerevan City Hall staff, and the supervision to the secretary.

This decision legalizes the arbitrarily constructed multi-apartment residential building located on the land plot owned by Husik Tsolak Militosyan at 25-27 Minsk Street, Nor Nork administrative district. It is established that the owner of the land plot must pay the legalization fee and the fees and duties related to the state registration of property rights.

A change is made in the decision of the Mayor of Yerevan number 1714-Ա dated April 6, 2026. In particular, the words "S. Khanzadyan Street 13/2" are replaced by the words "S. The decision obliges the persons who carried out the construction to pay the fee of 703,800 AMD set for legalization and the fees and duties related to the state registration of property rights within 60 days.

The basis for the adoption of the administrative act was Aharon Ghazaryan's application No. D-60577-26 dated 12.06.2026, on extending the term of the lease agreement concluded for the structure located at 4/15 Mayak district, Jrvezh, Yerevan, and the land plot allocated for it.

This decision restores Victoria Albert Charchyan's property rights over a land plot and buildings adjacent to her residential house at 199 Kond district, Kentron, Yerevan. The functional designation of the 118.1 sqm land plot is set to residential construction. The boundaries are determined by a plan approved by the Mayor. The decision also assigns responsibility for its execution and oversight.

The head of the architecture and urban development department is authorized to conclude a sale and purchase agreement within 30 days after receiving documents confirming the payment of the amounts. Control over the implementation of this decision is assigned to the secretary.

This decision concerns the legalization of a self-built structure on the land plot belonging to Armenuhi Azati Eloyan. The decision establishes the legal recognition of the structure, and also obliges the owner of the land plot to pay the legalization fee and fees and duties related to the state registration of property rights.
